1. Initial Talks

Every modular home project begins with understanding your needs and preparing the path for a successful build.

Start your dream home journey by discussing your goals, site preparation, design preferences and budget with our experienced team.

Fee proposal
Receive a Sales Brief showing the outcomes you want to achieve, along with your proposed budget price range for the home.

2. Consult Phase

This stage turns ideas into detailed plans, ensuring all approvals and documentation are in place before building begins.

Site Assessment

A Project Manager will visit your site to assess access, scan the site with our 3D drone, and check services. While this is happening, our team in the office will conduct a desktop site assessment to confirm council requirements and overlays.

Design Consultation meeting
Meet with our Design team to finalise your design and tweak it to suit your exact requirements. Discuss important features such as orientation, styling, and layout.

Feasibility and Budget Clarification

Once the site has been assessed and your design is finalised, our estimating team will review your project and provide a revised budget. Generally, the pricing is now 95% accurate, with just your site engineering and colour selection left to finalise.

At this point, we will meet with you to go over the proposal, and if everything aligns, we will proceed to the Design Phase with a 1% deposit.

Design Phase

The design phase is where the modular process really comes into play: onsite builders rush this and let the Project Manager onsite sort out the issues, i.e. variations. Whereas modular needs to prepare a production-ready file with 100% certainty, meaning 100% price certainty, before construction commences.

Development approval (if required)
If required, Westbuilt can manage the development approval process and arrange supplementary council reports, such as flood, bushfire, landslip or arborist assessments. Development Approvals and Material Change of Use approvals are finalised before your contract is signed.

Design & site engineering
The team will organise soil testing, plumbing design, bushfire assessments, and energy efficiency reports, along with detailed drawings of your home. These reports are integrated into your plans to ensure compliance with local building codes, site conditions and your design preferences.

Specification selection & documentation
Next, choose your interior finishes, colours and fixtures. A specification schedule and full construction drawings are prepared, with structural engineering if needed. A 7-Star Energy Rating is obtained, ready for contract.

Contract signing
Once drawings and specifications are complete, a fixed-price contract is prepared for signing. A deposit secures the project, providing cost certainty before the construction site phase.

Building permit
A building permit is obtained along with home warranty insurance and the industry long service leave levy.

Production Ready Home

The outcome of this stage is to lock down as much of the project as possible. This is called making our project production-ready. This means that items in your kitchen, all engineering, and every aspect of your home need to be clearly detailed and specified to our internal standards to ensure a smooth, issue-free production process.

3. Manufacture & Assemble Phase

With approvals complete, the build moves from paper to reality. Manufacturing begins in our Warwick factory and ends with handover at your building site.

Factory construction
Your home is constructed off-site, with each module undergoing rigorous quality control. This stage includes framing, plumbing, electrical systems, roofing and interior walls.

Delivery, installation & site assembly
Completed modules are delivered to the construction site, craned into place, and joined together. Final fit-out, service connections and on-site assembly are completed with minimal disruption.

Services

Finally, it is time to connect your services and complete your home. Our team will work with local trades to connect power, water and sewerage to your home.

Handover
After the final inspection, the keys to your finished home are handed over, ready for move-in!

How long does it take to build a modular home?

Compared to traditional building, which may take a year or more, the factory construction phase of a modular home typically takes around 16 weeks once approvals are in place.

Because homes are factory-built, the team can keep working regardless of the weather, avoiding the delays that often affect site-built projects. Supply chains and trade schedules are tightly managed, with Westbuilt’s own team of carpenters, electricians, tilers, and other skilled workers completing each stage of work in sequence.
