Quality and Cost - 2 Key Benefits to Building a Modular Home

There are many benefits to designing and building a modular home. But in this blog we're going to take a look at 2 quick ones - controlled quality and controlled costs. Let's get into it!

CONTROLLED QUALITY

One of the more surprising but important benefits of modular home construction is the higher level of quality control the builder must adhere to has compared to traditional onsite built homes. Despite popular misconceptions, modular homes are sometimes subject to even stricter regulations and engineering controls than traditional homes. The main reasons for this are:

  • Modular homes need to be strong enough to withstand the rigors of transportation. Individual home modules are transported on flatbed tracks, often over great distances. Think of the 100km per hour winds those modules have to endure on the back of the track, plus all the vibrations from uneven roads and the constant accelerating and braking.
  • A modular home is required to be inspected at multiple stages throughout the factory construction process, which is a more thorough and accurate approach than just relying on a single inspection at the end of a traditionally built house. This constant inspection in the factory setting allows modular home builders to correct any issues on the spot before they become major time consuming problems.
  • Modular home builders are able to utilise the principles of lean manufacturing which ensures that you are getting the very best value for your money. This means you are not paying for wasted materials, ideal worker time or travel costs for onsite management. Instead, you are benefiting from a factory layout in which very factor, from the people and equipment to materials have been taken into account to ensure the production process continues to move seamlessly.
  • Because modular homes are built in a factory, they’re arguably better built than onsite homes. Our tradespeople have access to standardised equipment which helps them ensure that floors, walls and ceilings are always perfectly square and aligned. They're also able to use custom tools that aren’t available on a typical building site.

CONTROLLED COSTS

Another benefit of building a modular home is that the cost is far more controlled when compared to a traditional onsite home. With your home being constructed in a factory, we are able to ensure trades, materials and labour are controlled and managed far more efficiently. This, in turn, means that we are able to offer all our clients 100% fixed-price contract.

“Through the lean manufacturing principles which we adhere to in the factory, you are able to be certain that you will be getting the very best value for money with your new home.”

Of course, this does not necessarily mean that your home will be cheaper than other options – in fact, it is a very popular misconception that a modular or offsite built home is cheaper to build than a traditional site built home. In many cases, this is not true. But, what you can be assured of is that modular homes will offer you:

  • Excellent valued for money
  • A controlled construction process
  • Fewer cost blow-outs due to unforeseen factors

Despite what many may think, banks will indeed lend money to those who want to purchase a modular home. They’re a permanent fixture that is built to the same building codes as conventional homes, and subject to the same taxes and insurance premiums. See our Finance page for more details.
