How modular homes offer a fast construction timeframe

There are many key reasons why more and more people are choosing to build their dream homes using modular construction.  One of the most cited reasons is the fast and guaranteed building timeframe.

Over 80% of the building work of a modular home is completed inside a purpose-designed factory. This means that compared to a home built onsite, you don't have to worry about the potential for bad weather leading to delays in the construction process. 

Another way in which homes built onsite can experience delays is due to theft of building materials left sitting out in the open. Materials can also begin to degrade or become damaged if exposed to the elements for too long. In the event of theft or degradation, materials will need to be re-ordered, pushing out the build timeframe. With modular homes, everything is locked up tight in the factory at the end of the day, safe from the weather and theft.

This all leads to a better quality build compared to conventional building methods, as well as a faster one!

Homes which are built onsite are often subject to delays caused by the need to hire multiple subcontractors - eg. a tiler, a carpenter, a painter, a plasterer, a landscaper etc. All of these tradies need to be coordinated and managed so that the house is constructed in stages from the ground up. You can't schedule the painter to do their work if the floors haven't been installed yet!

If one contractor is delayed due to another project they are working on running behind schedule, there is often a domino effect of further delays as other subsequent contractors are unable to complete the work they are hired for. For the building company, re-scheduling tradies is often tricky and time-consuming.      

In comparison, modular homes are constructed by the building company’s own skilled workers who work all year round in the factory. They work together seamlessly as a team and time-savings are achieved by having all that skilled labor in the one place every day. External subcontractors are only required towards the end stage of the process and their involvement is relatively minimal in the grand scheme of things.
